Leaders Charles W. Davidson, President and Owner Charles W. Davidson, a highly successful entrepreneur and philanthropist, founded DKD in 1972 with the late Donald S. Kavanagh and Pamela E. Stroud, to manage the multifamily apartment communities he would continue to develop and build.  DKD still manages properties owned by Mr. Davidson, as well as for other private investors, financial institutions and syndicators. Although Mr. Davidson is not actively involved in the day-to-day operation of DKD, his business saavy and standard of excellence are the foundation upon which the company continues to operate. Gloria Chiang, Broker and Principal After a successful career in business and banking, Gloria Chiang joined Charles W. Davidson Company in 1984 as Director of Finance and Administration.  Ms. Chaing’s diverse experience in commerce and her strong financial background in banking for over 20 years assure consistent and thriving operations. Ms. Chiang has served as Real Estate Broker and consultant for DKD since 1990. Sue Hartley Williams, Compliance Officer and Principal Sue Williams is responsible for DKD’s overall compliance with government and agency regulations and laws related to the management of employees and the operation of apartment communities in California. Ms. Williams joined DKD in 1978 as assistant to Pamela Stroud when the company consisted of three corporate office employees managing eight apartment communities.  As the firm grew, she served as Regional Property Manager and Director of Property Management before her promotion to Executive Vice President in 2006.  In November 2013, Ms. WIlliams announced her planned retirement and moved into the position of Compliance Officer during the transition. Ms. Williams holds a California real estate license and she served on the Board of Directors for the Affordable Housing Management Association, Northern California, Nevada and Hawaii for seven years as as President of the Association in 1991. Thomas Ragona, Vice President, CFO and Principal Tom Ragona manages DKD’s financial operations, is responsible for fiscal control of over $40MM and oversees the Accounting Department.  Mr. Ragona joined DKD in 2001 as Operations Manager bringing more than twenty years of experience as a Financial Controller and Human Resources Manager for various businesses in California.  Mr. Ragona was promoted to Vice President in 2006. Loretta M. Myers, Vice President, COO and Principal Loretta Myers manages the day-to-day operations of the Property Management Department and, jointly with the Vice President, CFO, is responsible to for the successful operation of DKD Property Management Company and each Apartment Community. Ms. Myers joined DKD as an on-site Property Manager in 1984, with a background in computer operations for a prominent national firm.  She was promoted to Regional Property Manager in 1986, to Director of Property Management in January, 2011 and to Vice President, COO In November, 2013.  Ms. Myers holds a California real estate license, the designation of NAHP-e and both the HCCP and NCP-E certifications for tax credit compliance. Phillip E. Ruth, Regional Property Manager Phil Ruth manages a portfolio of six apartment communities located in Santa Clara County and Alameda County.  Mr. Ruth joined DKD in 1984 as a Regional Property Manager, with a background in management and customer service for a prominent insurance company.  Mr. Ruth holds a California real estate license and the designation of NAHP-e. Doretta Cramer, Regional Property Manager Doretta Cramer manages a portfolio of five apartment communities located in Napa County, Contra Costa County and Solano County.  Ms. Cramer joined DKD as an on-site Porperty Manager in 1984, with a background in administration and customer service. She was promoted to Regional Management Assistant in 1989 and since that time has also served as Training and Compliance Manager.  Ms. Cramer was promoted to Regional Property Manager in 2016.  Lenaya Snell, Regional Property Manager Lenaya Snell manages a portfolio of six apartment communities located in Santa Cruz County, Santa Clara County and Alameda County.  Ms. Snell joined DKD as an on-site Porperty Manager in 1981, and beginning in 1984 served in several capacities at the corporate office level.  Ms. Snell was promoted to Regional Property Manager in 1996, served as Corporate Compliance Manager from 2008 through 2010, and returned to the position of regional Property Manager when the Company reorganized in 2011. Ms. Snell holds a California real estate license, the designation of NAHP-e and the NCP-E designation for tax credit compliance.  She currently serves on the Board of Directors for the Affordable Housing Management Association, Northern California, Nevada and Hawaii. Barbara Newton, Regional Property Manager Barbara Watkins manages a portfolio of six apartment communities located in Fresno County, Kings County and Madera County.  Ms. Watkins joined DKD as an Assistant Manager in 1984 with a background in ranch management.  She left the Company for a brief time in 2001, returned to the Company in April 2002 as an on-site Property Manager, and was promoted to Regional Property Manager in January 2011.  Ms. Watkins holds a California real estate license.
